We’ve survived many home renovations, both personally and professionally. The process can be painful, with lots of room for error, but can be really enjoyable with the proper planning.

Following are 5 tips to help you plan ahead and alleviate potential problems:

  1. Do your homework – Before any renovation begins, look at design magazines and websites for inspiration and current trends.
  2. Get a great team – Do it the right way, right away. Of course, we recommend working with a designer and/or architect to help you get started, but you also need to work with a contractor and subs that are experienced and know what they’re getting into.
  3. Set a budget – Factor everything into the equation including labor costs, materials, timeframes and living arrangements. Add a 20% buffer to your budget, but otherwise, stick to it. You may also need to take out a loan or extend your existing mortgage. It’s best to speak to your lender early on to make sure you have the available funds.
  4. Plan, plan, plan – This will help you see the materials come together better, will give you a better idea of budget, and most importantly, will make you think through the functionality of your space. A well-planned project leads to fewer changes and a more refined space.
  5. Make decisions early – A delay in choosing your finishes – like lighting, flooring, countertops, tile, windows and other features – can be costly in terms of both finances and timelines. Most dealers and showrooms offer fewer samples and inventory onsite, leaving less choice and longer wait times.
